This position oversees the Maintenance and Housekeeping operations across the organization and ensures their maximum operating efficiency. It plans, leads and coordinates Maintenance/Housekeeping activities, monitors related work order progress, coordinates/monitors vendor activities, implements preventative maintenance and corrective maintenance efforts and ensures that quality assurance standards are met for all facilities. Plays a lead role in construction/renovation projects throughout the organization, dealing with contractors, monitoring vendor efficiency/performance and cost control.
- Develops and implements a multi-site facilities strategy that ensures that all organization facilities remain well maintained, clean and in excellent working order.
- Interviews, hires, trains and retains a high quality staff. Ensures that staff have the necessary licenses/experience/training to perform their jobs.
- Works collaboratively and builds relationships with senior leadership and department heads to understand their issues, priorities, challenges and opportunities. Delivers solutions to the identified Maintenance/Housekeeping issues.
- Ensures compliance with all regulatory facilities related requirements.
- Conducts inspections/participates in environmental rounds to ensure that facilities are operating efficiently and within regulatory compliance; determines the need for repairs or renovations. Ensures that issues identified during rounds are promptly addressed.
- Oversees all construction projects.
- Reviews, recommends and oversees all vendors and managed service agreement. Plays a role in the negotiation of those agreements. Monitors vendor performance and resolves issues. 8. Maintains contact with facilities related vendors/contractors.
- Takes a lead role in regulatory compliance audits/inspections related to Facilities.
- Represents Facilities on a variety of internal committees.
- Anticipates issues and develops realistic action plans.
- Regularly updates manager on issues.
- Develops updates to department policies and procedures to ensure an effective, safe and efficient work environment.
- Remains current on regulations and licensing that impact the Facilities function.
- Maintains the facilities ready for regulatory inspections.
- Develops and maintains all required documentation and logs.
- Manages the maintenance of equipment and supplies necessary for the function to operate. INC.
- Maintains an equipment inventory
- Manages department expenses in a responsible manner.
- Performs additional duties as needed.
EDUCATION, SKILLS AND EXPERIENCE:
- B.S. in Business Administration, Engineering, Operations Management or a related field or equivalent work experience.
- Minimum of 10 years of progressively responsible management experience in facilities operations, maintenance and/or construction – preferably in a healthcare environment.
- Excellent interpersonal, communication, fiscal management, problem-solving and technical skills.
- Skill in planning/organizing resources and establishing priorities across a multi-site organization.
- Ability to build relationships and navigate through the various components of the organization.
- Demonstrated knowledge of a variety of trades (Electrical, HVAC, Plumbing, Carpentry, etc.) 7. Experience working with Local Law 97 - Compliance and Energy Efficiency.
- Outstanding organizational skills and ability to manage multiple priorities in a fast paced, high pressure environment.
